You may have toiled hard to search for best suited apartment on lease. Now, before taking up the possession of your dream apartment, you would be required to sign an apartment lease agreement with the landlord. This would contain all the terms and conditions regarding the lease like the amount of rent, time period of lease and various things related to the apartment usage. However, many rent seekers tend to skim over the contents and sign the apartment lease agreement. In such a case, such rent seekers may end up in trouble later on.

It is very important every bit of information is read and duly understood by the tenant. The landlord may draft such an agreement which would favor him in case of any problem. He/She may try to put all responsibilities on the tenant. The unsuspecting tenant would sign such an agreement only to find that he/she has agreed to some very harsh conditions and the whole purpose of finding a comfortable home got broken.

Before signing such an agreement, the rent amount must be checked along with the date of payment of rent. Further, the beginning and end dates of the lease must be checked and the clause of penalties in case of late payment must be understood properly. Some landlords can be lenient enough to provide some time period of say, two to three days for payment of rent.

It needs to be confirmed that if you are making payment by cheque by what date should the cheque be deposited as some landlords may want the cheque one or two days earlier as it may take some time to get cleared. You need to check that if needed, how you can terminate the apartment lease agreement in advance. Moreover, it needs to be confirmed that who will be responsible for payment of bills and maintenance of leaky faucets, roof or any other problems related to the apartment.
